An immediate thought: Are you running this application from a DOS/box under Windows? Windows is an extremely greedy OS, grabbing as much memory for itself as it can, and leaving only very little for DOS applications. Also perhaps you could include a copy of your CONFIG.SYS file and also tell us what MEM.EXE reports. I'd be really interested to see what the problem could be.
